please help me with this one; i do not understand why owners of apartments/houses are asking people for application fees of $20.00 or more(up to $50.00 i have read) and the application fees are non refundable is this against the law? first month and security deposits i certainly understand.last month rent i do not understand (that's what it is called) especially if you / your family did not occupied that apartment/house.the economy is not too stable right now.some owners have to have their money on the first what about if you get a pension or whatever your income may be and you can not pay on the first of the month,then the owner and the tenant becomes frustrated.times are not easy for everyone.does any one have any answers for me?i would like to know what can i do about this!!!

Generally the application fee is in order to defray the cost of running a credit check on you. The Apartment community does this in order to see if they can count on you to be a good tenant - pay rent on time, not destroy the property, etc.
Unfortunately, a lot a renters skip out on their rent so the rental community asks for the deposit and first/last month rent to insure their interests.
